Helping to attract new householders to the area, the Kearns Village development will provide high-quality housing on the former Kearns Mill site in Waterfoot, Rossendale.

The development will contain 22 three, four and five-bedroom new build, detached family homes.

Surrounded by a mix of residential properties, agricultural buildings and picturesque, open countryside, the scheme has been designed to respect the existing style, scale and character of the immediate context. As you approach the site, the existing mill frontage is the dominant visual feature. Our proposed 3-storey townhouses echo the elevational presence by matching the mill’s height and window opening styles, including the cast stone arches. Kearns Mill Court reflects the former industrial quality of the Mill while Cowpe Pastures is inspired by the farmland setting and associated building features. We are also converting the existing gatehouse into a 3-bedroom family dwelling.

The site’s hard surfaces will comprise bound gravel surfaces, paver edging and setts, and stone flags to define paths. A limited number of walls will define key frontages while other boundaries will be defined by hedgerows or timber post and rail fencing.

The Mill Pond, located immediately to the south of the site, will be opened up to public access from the road. Around the backs meanders a new gravel pathway, making this a key piece of public realm for the local community.
