Supporting a sensible use of space
The area of Elland in Calderdale had a recognised and urgent need for affordable housing. The residential developer acquired this site to meet that need, successfully winning grants from the Homes and Communities Agency. Our scheme transformed a vacant and largely derelict site into a development of family homes and commercial units, together with a large area of open, public space.
We were instrumental in reversing the UDP allocations.
The development is split into two distinct areas. The residential element sits at the Huddersfield Road end of the site and includes 65 new affordable homes – 55 for rent and 10 shared ownership – in a mix of two, three and four-bedroom houses, some of which will be wheelchair compliant. The Gannex Park commercial scheme is located off Dewsbury Road and comprises four units between 6,000-43,000 sq ft.
Originally, the site allocations were reversed; the Gannex Mill part of the site had been approved by the council for conversion to residential use, with the Huddersfield Road end had been allocated for industrial purposes. The commercial developer was keen to locate their new compound next to an existing industrial development on Dewsbury Road. We were instrumental in reversing the UDP allocations – a decision that suited all parties.
